In the past my husband and I have bought and sold many homes. Some we renovated from a design point and others were brand new purchases from a builder. We have hand many inspections that led us to believe that thehomes we were purchasing had minimal problems, that a "Do it your self" type person could tackle. Twice we were misled, by two separae inspectors in different parts of Florida which cost us a tremendous amount of money to resolve the problems. I was not planning on having a Home Inspector inspect my home because I thought I was knowledgeable enough and I could save additional money in the buying process. I hired Tom Kleinschnitz from Florida Appraisal and Building Inspection, LLC on the suggestion from my Realtor. When the inspection was completed (which I followed Tom around and asked many questions) Tom handed me his very professional report, I looked him square in the eyes and said "Tom, out of the whole process of buying this house, I feel you are the Best Investment I have made thus far."
Tom is extremely professional, knowledgeable and thorough. The inspection report is very detailed and well documented with narrative as well as photographs and made available the same day. A summary sheet is also attached. Tom goes over the report and explains what is wrong and how to correct it. His communication skills are excellent! He is available to answer questions and always returns phone calls promptly. Delivery of report via website is a nice feature. In my opinion, Tom conducted himself in a thoroughly professional matter, something we don't see enough of these days. I arrived on time for the inspection and Tom was already there and working. He surprised me with the depth of his knowledge about the various aspects of my house's design and construction. For example, he located and corrected a very dangerous electrical wiring problem on the outside of the house.
